Choose Valley Home Builders for Remodeling in the Santa Clara Area

One of our experienced project leads will visit your Santa Clara home at a time that works for your schedule. We will walk through the space together, talk through your vision, and ask questions about how you use your home today versus how you want to use it. We also assess any structural or site factors, such as lot size, existing footprint, and utility access, that may affect your project. Most visits take 60 to 90 minutes.

No homework required, but it helps to have a general sense of which spaces are in scope, a rough budget range you are comfortable sharing, and any inspiration images or completed projects you love. If you have existing floor plans or survey documents, bring those too. They help us move faster. If not, we will work with what is there.

We are honest about this: we cannot give you a firm estimate before design plans exist. What we can do at the consultation is tell you whether your budget is realistic for the scope you are describing, and flag any areas where adjustments may be needed. Our goal is to give you a clear, truthful picture before you commit to anything.

After our initial consultation, the next step is Preliminary Design, where our in-house design team develops plans reflecting your goals and budget. Depending on project complexity, this typically takes 2 to 4 weeks. Once the design is finalized, we prepare a detailed proposal with itemized costs, a phased project timeline, and everything you need to make a confident decision.

The design phase is collaborative. We will need your input on how you use the space now and how you want to use it after construction, your design and finish preferences, any non-negotiables in your vision, and your preferred timeline. The more context you share, the better we can design something that truly fits your life, not just the square footage.

Yes. That is exactly what the Preliminary Design phase is for. We would rather adjust plans at the design stage than manage change orders during construction. Once the design is approved and the contract is signed, scope changes may affect timeline and cost, which we always communicate in writing before anything changes.

Permits are entirely our responsibility. As a full design-build firm, we manage the entire permitting process in Santa Clara from start to finish, including preparing plans to city specifications, submitting applications, responding to city comments, and tracking approval status. You will be kept informed at every stage, but you will not need to navigate the City of Santa Clara building department on your own.

For typical home remodels and room additions in Santa Clara, permit approval generally takes 6 to 12 weeks, though timelines can vary based on project type and city workload. ADU permits in Santa Clara often run 8 to 14 weeks depending on site conditions and plan complexity. We factor these timelines into your project plan from day one so there are no scheduling surprises.

Once the contract is signed and design is finalized, we submit for permits immediately. As soon as permits are approved, construction is scheduled and can typically begin within 1 to 2 weeks. We will provide a projected start date in your contract so you always know where you stand.

Our contract is a detailed, written agreement covering the full scope of work, all materials and finishes selected, a phased project timeline, the total project cost with a clear payment schedule, and how any change orders will be handled. Before you sign, our team walks you through every section so there are no surprises.

Our design-build process is structured to minimize surprises. Because our design and construction teams are in-house and work together from day one, we identify potential issues during planning rather than mid-build. When something unexpected does arise, we notify you immediately, explain your options, and get written approval before any additional cost is incurred.

We are a design-build firm, which means our architects, designers, and construction team all work under one roof. That structure eliminates the most common causes of budget overruns and delays: miscommunication between a separate designer and builder, conflicting timelines, and unclear accountability. We have served homeowners throughout Santa Clara and the South Bay since 2005.
